Is one of few specialists in valuation of historic properties in Poland,

specialising in cases complicated due to the nature of real properties involved, concerning determination of market value and valuation of various rights to real properties, in particular to plots of land, development and investment plots,commercial properties (office buildings and hotels) and historic properties, for the following purposes:

1. Determination of the market value of a manor house and park complex in Raba Wyżna,

Nowy Targ district,  Małopolska Region; the complex comprised of a manor house built in 1902, palm house built in early 20th century,  and a park with adjacent land, with a total area of  8.60 ha, intended for tourist services to be provided in areas subject to strict conservator’s supervision; valuation for the purpose of settlements among the owners and contribution in kind to a special purpose vehicle

 

2. Determination of the replacement value of historic manor house of Popiel family

front townhouse with adjacent side outbuilding and rear outbuilding, situated in Kraków at Św. Jana street / corner of Św. Marka street, with a total area of over 2000 m2, taking into account the specific historic fittings of the buildings, for the purpose of insurance (as a  sum of costs of construction of individual components, taking into account their respective technical condition (wear and tear)

 

3. Determination of the value of real property situated in the pre-World War 2 easternmost territories of Poland – determination of the market value of a manor house and park complex

4. Determination of the value of a manor house and park complex in Karniowice

municipality of  Zabierzów, Kraków district; the complex comprised of an 18th century late Baroque manor house with a floor area of 1079 m2 and accompanying buildings: a 17th-century Baroque chapel, 19th stables, two modern residential and commercial buildings along with a modern garage; and a park with an area of  3.90 ha; including an analysis of investment opportunities for farm buildings

 

5. Determination of the value of a building of former Pocztowa Kasa Oszczędności

(presently PKO BP) – the market value of the historical real property of a floor area over 10,371.68 m2, designed by Adolf Szyszko- Bohusz, located in Krakow, at  19-21 Wielopole Street and at 86-88-90 Dietla Street; for the purpose of negotiating the sales price of the building used as office and commercial space, with a separated area intended for residential purposes – including an analysis of investment opportunities

 

6. Determination of the value of real property situated in the pre-World War 2 easternmost territories of Poland – determination of the market value of a manor house and park complex located in Ukraine, in the town of Bilshivtsi,

8. Valuation of ‘Pałac Ziemstwa Pomorskiego’ town house

determination of the market value of a historic townhouse with a total floor area of 4245.24 m2, located in Szczecin, at 40 Niepodległości Street, for the purpose of negotiating the sales price of the building used as office and commercial space, with the possibility to adapt part of the attic area for residential purposes – including an analysis of investment opportunities

 

9. Palace and park complex in Wilanów

Acting as an arbiter of the Assessment Team of the Arbitration Board of the Polish Federation of Property Valuers’ Associations in a dispute concerning an appraisal report prepared by appraisers for utility buildings in the palace and park complex in Wilanów, analysis of historical context, the potential of the place and investment opportunities

 

10. Determination of the market value of the ownership title to the manor house, farm and park complex

forming a part of Rdzawa estate, comprised of plots with a total area of 4.9800 ha, located in the village of Rdzawa, municipality of  Trzciana,  Bochnia district, with a larch wood manor house and unique polychrome paintings dated 1693 – 1703, taking into account the legal status and technical condition as at 01.08.1945, for the purpose of seeking compensation for unlawful appropriation by the State Treasury under PKWN decrees – January 2015

 

11. Determination of the value of the ownership title to the manor house, farm and park complex in Krakow

Nowa Huta (former village of Kościelniki), with a total area of 11.29 ha, comprised of a scenic park and late Baroque manor house of Wodzicki family requiring major refurbishment, with old farm buildings – based on transaction prices of scenic complexes located in the vicinity of major Małopolska cities and prices of historic properties located on large-area plots in Krakow – October 2014

 

12. Valuation of the real property situated in the pre-World War 2 easternmost territories of Poland

13. Valuation of the real property situated in the pre-World War 2 easternmost territories of Poland

15. Determination of the market value of capital expenditure related to adaptation of commercial premises

with a total area of 400 m2, situated in basements and on the ground floor of a historic townhouse at  Szewska Street in Krakow – adapted for intended use adequate for the nature and location of the building, for the purpose of settlements between the parties

 

16. Leading the Assessment Team of the Arbitration Board of the Polish Federation of Property Valuers’ Associations

in a dispute concerning appraisal reports prepared by a property valuer for historic real properties (with separation of an area intended for lease), including estimation of the rent for the premises specified by the Mandate and the share in the value of tangible assets and equipment and operating costs for two castle and park complexes in Podkarpackie Region, namely:

Castle and park complex in Krasiczyn, Przemyśl district, with a total floor area of 6167 m2 (as declared by the Mandate)

Castle and park complex in Baranów Sandomierski, Tarnobrzeg district, with a total floor area of 8565 m2 (as declared by the Mandate)

 

17. determination of a market rent for a complex of two oieces of real propert

y located in Wieliczka, at 15-16 Powstania Warszawskiego street, along with a historic building used for trading purposes, called 'The Cloth Hall of Wieliczka’ and modern annexe building – as a basis for settlements between the parties

 

18. Determination of the market value of the ownership title to a plot

with an area of 2.9683 ha, comprising a scenic park and historic manor house complex in Krakow, Wola Justowska: Villa Decius, Łaski House and Erazm House, taking into account the limited right to property of 'Vila Decius’ Society as a basis for indexation of the annual fee for granting the right of use

 

19. Determination of the monetary value of a historic wooden church at Wola Justowska

in Kraków, including fit-out, as of 5th April 2002 (before the fire); the significance of the building for Kraków’s culture, architecture, urban space and landscape; analysis as to whether and why this historical building and its fit-out constitute an object of particular cultural significance (within the meaning of art. 294.2 of Criminal Code); in collaboration with prof. 20. Determination of the value of a plot with a scenic park, forming a part of a manor house and park complex

in the village of Rzeszówek, municipality of  Oksa, Jędrzejów district, Świętokrzyskie region, with an area of  3.5790 ha, constituting a part of Rzeszówek landed estate (due to very bad technical condition, the manor house in Rzeszówek has not been listed). only the manor house park is included in the List of Heritage Sites of the Świętokrzyskie Region under the number nr A-129.

 

21. Determination of the market value of a property with a townhouse facing the street

two-storey townhouse with an attic and basement, located in Kraków at  Wielopole street, listed under the number A – 846, valuation based on its current form of use as at 29.11.2006 (the building is intended to serve as an extension of the adjacent four-star “Holiday Inn” hotel)

 

22. Determination of the market value of a manor house and park complex in Virginia,

municipality of Myślenice, Małopolskie Region, with a total area of 2.6913 ha – presently flooded by the „Dobczyce” reservoir – valuation based archive documents and reconstructed manor house transferred to the open-air museum in Wygiełzów – for the purpose of seeking compensation

 

23. Determination of the market value of a manor house and park complex in Stróże,

municipality of Zakliczyn, Tarnów district, Małopolskie Region, with a total area of 4.8323 ha – valuation for the purpose of seeking compensation for unlawful appropriation of the former landed estate “Stróże” by the State Treasury under the PKWN decree  dated  6.09.1944

 

24. Valuation of a five-star „Maribor” hotel in Zakopane

at Tadeusza Kościuszki street – valuation of the plot of land with an area of  1.1396 ha, comprised on undeveloped part constituting an investment reserve, and a part occupied by a historic building listed under the number A – 766; valuation for the owning company – November 2012 and February 2014

 

25. Determination of the market value of a plot of land occupied by a manor house and park complex in the village of Kopaliny, municipality of  Nowy Wiśnicz,

comprised of a brickwork manor house and an outbuilding (connected with the manor house by a roofed walkway), with a total floor area of 2,709.00 m2 and a scenic park with mature trees and flower beds, and beech and maple trees alley; the plot is fenced

 

26. Valuation of a three-star “Monopol” Best Western hotel and a hotel outbuilding “Jazz”

located in Kraków, at 6 Św. Gertrude street, on plots totalling 1518 m2 , including a car park; a historic hotel building listed under the number A – 749; analysis of occupancy rate for the last five years in the three-star hotels sector, valuation prepared for RT Hotels

 

27. Determination of the value of an investment project consisting in redevelopment of an attic in the townhouse at  7 Św. Gertrudy street in Krakow

addition of the fifth and sixth storey after conversion of two non-residential units constituting separate ownership which initially formed an attic of the five-storey historic townhouse listed under the number A – 1030; valuation for the current technical condition and after completion of the investment project – for the purpose of settlements among shareholders of the owning company

 

28. Determination of the market value of two adjacent plots

with an area of 281 m2, nearly fully occupied by two functionally connected townhouses located in Gdańsk, at  Straganiarska street, bordering on a property occupied by a Gothic St.John’s church. The buildings listed under the number A-329, presently serving as office and commercial premises. Valuation for the purpose of determining the value of the owning company, using the adjusted net asset method

 

29. Determination of the market value of a manor house and park complex in Huszlew, Łosice district

 Mazowieckie Region, covering an area of 7.72 ha, along with a historic brickwork manor house, remnants of brickwork conservatory and a stone fence surrounding vegetable patch, and a scenic park with a pond and a small island. The complex listed, number A-87/235. Valuation as of 28.09.2007 for the purpose of determining the sales price as at that date

 

30. Determination of the market value of a manor house and park complex in Mogilany, Rynek 3, Kraków district

 park area  – 3.5900 ha – valuation for own purposes of the user – the Polish Academy of Sciences; additionally, determination of the value of the perpetual leasehold right to the plot of land occupied by a manor house and scenic park and of the leasehold fee

33. Determination of the market value of two plots of land

 with a total area of 6.4311 ha, occupied by a complex of listed industrial and storage buildings, located in Krakow, at Fabryczna street, intended for investment purposes – valuation for the owning company

 

34. Determination of the market value of a manor house and park complex in Dębica

 Latoszyn, listed under the number A-231, the total area of 3.4266 ha, intended for treatment and rehabilitation facilities – valuation of the building in the technical condition after commencement of major refurbishment for the purpose of securing a bank loan, for Prywatna Klinika Rehabilitacyjna

 

35. Ownership title and perpetual leasehold right

two plots of land with buildings, forming „Pałac Goetza” manor house and park complex in Brzesko, at 6 Baron Goetz street. The complex listed under the entry number A-351. Manor house floor area – 5,757 m2. Park area of 14.6190 ha, with numerous species of trees and bushes, including natural features of historical importance. The site is currently undergoing revitalisation – valuation for the purpose of securing a bank loan for the owner (current and future value)

 

36. Determination of the market value of a manor house and park complex in Ściejowice

municipality of Liszki, listed under the number A-144, the total area of 7.3607 ha – buildings: manor house with a floor area of 1029.00 m2, land steward house, stables, farm building and gatehouse – complex intended for residential and commercial use or small prestigious conference, hotel and event facility; valuation after completion of refurbishment and renovation works for the purpose of securing a bank loan for the owner

 

37. Determination of the market value of net rent fee for ten years of use of all premises in the front townhouse and outbuildings of „Restauracja Wierzynek” building in Kraków, Rynek Główny 16

(plot with an area of 528 m2 along with a three-storey front townhouse, two-storey side outbuilding, and one-storey rear outbuilding – listed under the number A-139; analysis of the rent due based on more than 100 market rents charged on units at the ground floor and 1st, 2nd and 3rd storeys of front townhouses and outbuildings located in Krakow, within Planty area

 

38. Determination of the market value of a plot of land occupied by a wooden boarding house „Wisła”, situated in Krynica

 at 1 Bulwary Dietla street, listed under the number A-362, intended to continue to provide holiday accommodation – valuation with the use of two methods, for private owners, for the purpose of a potential sale, and investment counselling concerning a potential increase of the value of the property

 

39. Determination of the market value of an undeveloped plot of land, with an area of 1.7954 ha, in Krakow,

near  Gen. Okulickiego street, listed under the number A – 1106 as a part of the former Rakowice – Czyżyny airfield; valuation for the purpose of a transaction of purchase by the Polish Aviation Museum in Kraków and Cracow University of Technology

 

40. Determination of the market value of a property occupied by a historic townhouse with an outbuilding at  Szewska street in Krakow

valuation based on the assumption that every unit subject to valuation constitutes separate real property (has a separate Land and Mortgage Register) – for the purpose of settlements among co-owners of the property

 

41. Determination of the market value of a manor house and park complex in Zagłobice, municipality of  Tarnów

listed under the number A-421, with a total area of 6.6800 ha, occupied by a manor house with a floor area of 641.39 m2, and two outbuildings, intended for residential and commercial use, requiring major refurbishment; the valuation for the purpose of sale, including an analysis of investment opportunities

 

42. Determination of the market value of a manor house and park complex in Pilica, at Zamkowa street, Zawiercie district

listed under the numbers A-1603 and A-1613, the total area of 13.9518 ha, with a manor house with a floor area of 2,563.42 m2 and two outbuildings, bastion fortifications and a guardhouse, after refurbishment and upgrading the complex could be used as a luxury conference and event facility, the property requiring major refurbishment, valuation for the purpose of debt enforcement procedure conducted by a court bailiff

 

43. Determination of the market value of a manor house and park complex in Osiek,

Oświęcim district, comprised of a manor house with unique Moorish style decorations, a fortified building („kasztel”), outbuildings, the so-called „gardens” and „judge’s house”, and a part of the park with an area of 1.1173 ha – intended to be returned to the heirs of the former owner – valuation commissioned by Agencja Nieruchomości Rolnych
